The Appraisal Process
An appraisal is a written report of an appraiser’s findings based on their analysis of all information relevant to estimating current market value. Appraisers gather data from public sources, inspect the property in question, identify comparable properties in the area, verify client information and then analyze those comparables before making a forecast for future price changes.

A thorough appraisal of your property will include information on its physical features, such as size, location, and current condition. Appraisers may also consider recent real estate transactions to estimate what other buyers would be willing to pay for your home.
MLS and FMV
We will provide you with a fair market value opinion of your property based on current sales data from the local Multiple Listing Service. This information is provided by brokers representing buyers or sellers throughout the region. The MLS is updated daily, so you can be assured that your property’s value has been calculated using accurate and up-to-date information.
