An appraisal is an estimate of the value of a property. Appraisals are beneficial for various purposes, but the most common is for financial transactions such as buying or selling a property. 

Appraisals can also be useful if you’re trying to determine how much to pay for repairs on your property, buy homeowners insurance, or are going through a divorce or the probate process.

Appraisals describe the value of real estate, personal property, intangible assets, and other items. This may be useful for a variety of reasons:

  • To determine the value of a home for estate purposes (such as probate or divorce).
  • To identify the property’s fair market value in order to assist financial planning efforts.

The Appraisal Process

At North Sound Valuation, we can quickly process your appraisal in approximately two days. When you call the office, we’ll set up an appointment for your appraisal. We take about 40 minutes to visit the property to gather the necessary data. We only ask that the homeowner do a few things that can make this process go easy and quickly.

  1. Leave key for entry. 
  2. Manage dogs, animals or any messes provided by pets.
  3. Please keep the house well lit and orderly.


With these items taken care of, it can meet your deadline while we communicate with you throughout the entire process.

Every home has unique features and characteristics that help determine its sale price. We will compare your home to similar, recently sold houses in the area. We’ll take notes as we walk through every square foot of your house and every room in it—including closets and bathrooms—checking for things like pet stains on carpeting or damage from water leaks above the ceiling. We also consider remodeling, upgrades, or additions you’ve used to increase the home’s value. We’ll use this data to determine how much money is needed to make repairs before selling your home for top dollar on the open market.

  2. Share my experience; what is my story and education? – completed courses at AI (gold standard), 100s hours of CE in appraisals, seminars, and expert witness testimony 
  3. Share client references / testimonials 
  4. Provide you with a service quote – physical complexities of properties, waterfront, are there additional parties I need to meet? ($800) 
  5. Decision made in 1-3 days – share timeline with customer
  6. Schedule the appraisal – with office staff
  7. Research subject properties, research comparables 
  8. Go onsite (40min) 
  9. Return appraisal within 2 business days
