The Appraisal Process
An appraisal is a written report of an appraiser’s findings based on analyzing all available information. The process involves gathering data from public sources and conducting site visits, inspections, and analyses of comparable properties. We also verify client information and forecast future price changes.
After determining current market values for homes in specific geographic locations, we use our knowledge of markets within those areas and statistical techniques such as regression analysis to estimate current market values for homes in Mukilteo, Everett, and Lynnwood. (We may use other cities in the area for more information.)
We provide an unbiased opinion of a property’s fair market value (FMV) and use our knowledge of the local housing market to help educate buyers about factors that affect the price.
